Custom fields — track what your business actually cares about

“Custom fields — track what your business actually cares about” is a Direct University lesson from Direct REI, the AI cold-outreach platform and CRM for real estate investors. Add your own fields to buyers, sellers, other contacts, and properties — then filter, sort, and export by them like any built-in field.

Every land and housing business tracks something the standard fields don't cover — road frontage, HOA dues, septic vs sewer, which auction a lot came from, who referred the seller. Rather than burying it in the notes box where nothing can filter on it, add a custom field.

They live at Settings → Custom fields. Available on Starter and above.

Four places to put a field

Pick which record type the field belongs to — they're kept separate on purpose, so a buyer's card isn't cluttered with seller-only fields:

Property or contact? Ask what the fact belongs to. "Utilities at the road" is about the parcel, so it's a Property field — that way it stays right even if the parcel changes hands. "How they prefer to be contacted" is about the person.

Five field types

Reach for Dropdown more than you think. A free-text field fills up with "septic", "Septic", "septic tank" and "SEPTIC" within a month, and none of those filter together. A dropdown keeps the data clean enough to actually segment and to build automation conditions on.

Where they show up

Once created, a custom field behaves like a built-in one: it appears on the record's detail card, can be added as a column and a filter on its tab, comes through on CSV import, and rides along in exports.
