Oliver can operate almost the whole app for you: leads, campaigns, the inbox, deals, websites, files, settings and your team. The fastest way to get value is to stop thinking of it as a chatbot and start handing it whole jobs. This lesson gives you requests you can copy, a simple daily routine, and the habits that keep it quick and inexpensive.
How to ask so it gets it right the first time
- Ask for the outcome, not the steps. "Get me 100 out-of-state vacant-land owners in Polk County texting in my land campaign" is one request. Oliver works out the search, import, skip trace and enrollment.
- Include what matters to you. Acreage, owner type, tags, a date range, a budget, "only the ones with a phone number". The more you say up front, the fewer questions it asks.
- Use names, never ids. Say "the Polk County campaign", "John Smith", "the Oak Ln deal". Oliver finds them, and asks which one if a name fits two.
- Ask it to show you first. "Show me the first 10 before you import them" or "draft it but don't send" gives you a checkpoint on anything big.
- Start small, then scale. Try 50 records before 2,000. It's the same request, and a cheaper mistake if the targeting is off.
- One job per conversation. Start a new conversation for a new job (the + New button). Oliver stays focused and your history stays easy to find.
A simple daily routine
- Morning: read the daily briefing, then ask "What should I work on today?" Oliver looks across hot replies, overdue tasks, stalled deals and what's gone quiet.
- Inbox: "Triage my inbox and draft replies where needed." Approve the drafts you like, or ask it to rewrite one.
- Calls: "Prep my calls" for talking points on the leads most worth a call today (the Dialer shows the same list).
- End of day: "Review today's calls and make follow-up tasks for anyone who asked for a callback."
Save any of these as a one-click routine (below) so it's a single button tomorrow.
Ready-to-use requests
Find and work new leads
- "Pull vacant-land owners in Polk County between 5 and 40 acres who live out of state, import 200, skip trace them, and add them to my land SMS campaign."
- "How many tax-delinquent parcels are in Wood County, and what's the typical acreage?"
- "Skip trace my newest imported contacts that don't have a phone number yet."
- "Scrub those numbers against the Do Not Call and litigator lists."
Campaigns and follow-up
- "Write a 5-text sequence for out-of-state land owners — friendly, short, no pressure."
- "Which campaign has the best reply rate this month, and why is the Polk County one lagging?"
- "Pause every campaign that hasn't had a reply in 30 days."
- "Test a shorter first text on the Polk campaign as an A/B test."
- "If someone asks about closing costs on the Polk campaign, tell them we cover them." (trains the AI's answer)
Inbox and conversations
- "Who replied interested this week that I haven't answered?"
- "Reply to Maria that we can close in 30 days, cash." (you approve the exact text before it sends)
- "Mark every open thread older than a week handled."
- "Skip all AI drafts for people who said no."
Deals and properties
- "What's a fair offer on 12 Oak Ln? Show me the math and recent sales nearby."
- "Make a deal for every seller tagged hot."
- "Move the Smith deal to Under Contract and flag it — waiting on title."
- "What's the closing date in the Oak Ln purchase agreement?" (reads the stored PDF)
- "Make a shareable memo for the Oak Ln deal for my buyer."
- "Email John the signing link for the purchase agreement."
Websites
- "Drop the price on the Oak Ln listing on my website to $39,900 and add 'Paved road' as a highlight."
- (attach photos) "Add these to the Oak Ln listing and make the first one the cover."
- "Move the seller form to the top of my home page."
- "Show me a preview of my site before I publish."
Files, imports and exports
- (attach a spreadsheet) "Import these as sellers and tag them 'county list'."
- (attach a deal tracker) "Import these deals into my pipeline."
- "Export my pipeline to a spreadsheet." / "Export last month's calls."
- (attach a contract) "Attach this to the Smith deal."
Team, account and settings
- "What plan am I on and how many more contacts can I add this month?"
- "Only send texts Monday to Friday, 9 to 6 Eastern."
- "Pause my jon@ mailbox, it's getting flagged, and drop the others to 30 a day."
- "Make an #acquisitions channel with me, Jake and Maria."
- "Every time a new deal is created, post it in #deals and give Jane a task." (builds an automation)
Make Oliver repeat work for you
- Routines — a request you run by hand often. Click the ☆ star that appears beside a message you sent (hover the message, or tap it on a phone), and it becomes a button above the message box.
- Scheduled jobs — a request that should run by itself: "every Monday at 8 AM, pull new vacant-land owners in Polk County and add them to my campaign." Ask Oliver, or click the ☆ star beside a message you sent and tick "Run automatically". Manage them in Oliver's settings → Scheduled jobs.
- Automations — an instant reaction to an event: "when a lead replies, create a deal and post it in #deals." These run every time, without Oliver.
- Memory — a standing preference: "remember that Jane handles all Texas deals" or "always use my land campaign for new leads." Oliver uses it in every future conversation; see and delete memories in its settings.
Use it from wherever you are
- From a record: on a contact card choose ⋯ More → ✦ Ask Oliver about this contact (or ✦ Ask Oliver on a deal), then ask "what should I offer?" or "when did we last talk?"
- In Team Chat: type @Oliver in a channel; it answers in the thread for everyone to see.
- By text or email: set it up under Oliver's settings → Text or email Oliver. Anything that changes records waits for your OK in the app.
- By voice: press 🎤 and talk; it types what you say and never sends on its own.
Keep it inexpensive
- Set a daily spending limit in Oliver's settings before your first big run, and turn on "Confirm before spending" if you want a checkpoint on every charge.
- Ask for counts before records. "How many are there?" is free; importing isn't.
- Watch the ✦ meter in the Oliver header. It's your monthly AI allowance and resets on the 1st. Reading long documents and web research use more of it than a quick question.
- The price on the card is the price you pay, even if you approve it an hour later.
Why it sometimes asks first
Oliver pauses for your approval on anything that sends to a person, spends money, deletes something, or changes where calls and email go. It also asks before making changes right after it has read a lead's message, a file or a web page, so instructions hidden in someone else's words can never act on their own. When a card appears, it tells you why. Approve, reject, or ask it to change the plan.
When it says it can't
Oliver can reach almost everything in the app, but a few things stay with you: anything that needs your password or payment details, accepting terms and legal attestations, placing a live call itself, resizing website sections or placing them side by side, picking a custom domain for a website, and turning call recording on. If it says no to something you think it should do, ask again in plain words — or ask "how do I…" and it will look it up in Direct University and give you the exact menu path.
